Since 2023, all short-term lets in Scotland require a licence from your local council. The process varies slightly by council area but covers things like fire safety, HMO rules (where applicable), and mandatory property conditions. Operating without a licence carries significant penalties.

We can't apply on your behalf — the licence is in your name as the property owner — but we guide you through every step and make sure your property meets the conditions before you apply. For most Ayrshire properties, it's straightforward if done correctly from the start.
