Compensation for wrongful termination rises to between 3 and 36 months' rent from 6 October. The eviction ground must genuinely apply, and landlords should keep evidence supporting their reason for recovering possession.

New damp and mould rules from 6 October require a 10-working-day investigation window, a three-working-day written summary, and a five-working-day period to start required repairs.

The timescales are fixed in law and apply regardless of how serious the problem appears.
The upper limit on compensation for wrongfully terminating a tenancy rises to 36 months' rent — up from the previous six months. The minimum stays at three months. The eviction ground used must genuinely apply to the situation. Landlords should keep clear evidence of their reason for seeking to recover a property before serving any notice.
The rules around who can inherit a private residential tenancy when the tenant dies are changing. The definition of eligible successors is being revised, and landlords need to understand how the new rules interact with existing succession arrangements before 6 October.
